Why below ground is a different problem

Above ground, damp is a fault to be found and corrected. Below ground, water is a constant condition. Soil around a basement holds water and applies hydrostatic pressure to the structure, and that pressure does not go away — it varies with rainfall and the water table, but the design has to hold under the worst case rather than the average.

That changes the objective. You are not repairing a defect, you are building a system that manages permanent water, and it has to keep working for decades with realistic maintenance. It is the one area of damp work where getting it wrong is genuinely expensive to put right, because the failure is usually buried behind a finished room.

The two approaches

Cavity drain membrane — a studded polymer membrane fixed to the walls and floor, which does not attempt to resist water pressure but instead accepts water behind it and channels it, via perimeter drainage, to a sump and pump. Because it manages water rather than fighting it, it is tolerant of imperfection in the existing structure, and it stays serviceable. This is the usual specification for converting an existing cellar.

Tanking — a cementitious or membrane barrier bonded to the structure, resisting water pressure directly. It works, but it is unforgiving: it needs a sound substrate and a continuous, defect-free application, because a single failure point concentrates all the pressure there. Better suited to new construction than to a Victorian cellar with variable masonry.

Where a pumped system is used it needs a realistic view of what happens in a power cut or a pump failure, which means battery backup, alarms, and in habitable conversions usually a second pump. A system with a single unmonitored pump is one component away from a flooded room.

Maintenance is part of the specification

Drainage channels silt up. Pumps fail. A waterproofing system installed and then ignored for fifteen years is not a system, it is a countdown. Any specification worth having includes accessible inspection points and a clear account of what needs checking and how often.

Work is quoted fixed price and agreed in writing before it starts, and most of it carries a ten-year written guarantee, insurance-backed where you want that — which on below-ground work is worth considering seriously.

Common questions

Can any cellar be converted into a dry, usable room?
Most can, technically. Whether it is worth the money depends on headroom, access, the state of the structure and what you want to use it for. That is worth an honest conversation before anyone designs a system.
Do I need a pump, or can it drain naturally?
If there is somewhere lower for water to go by gravity, that is more robust and needs no electricity. Frequently there is not, in which case a sump and pump is the practical answer.
Does basement waterproofing need building regulations approval?
A conversion creating habitable space generally does, and there are also implications for ventilation, escape and structure. Worth establishing early with your local authority rather than after the fact.
